The big change came in the 1970s, when the population nearly tripled as suburban growth spilled out of North Dallas, and building continued hard through the 1980s and into the 1990s. That is the era behind neighborhoods like Hill 'N Dale, Country Place, Josey Ranch, High Country and Indian Creek: brick one- and two-story homes with composition shingle roofs on moderate gable and hip pitches. Many of those houses are 35 to 50 years old now, and on the oldest the original roof decking, attic ventilation and flashing are often due for attention along with the shingles.
Carrollton sits between DFW Airport and Love Field, with the Elm Fork of the Trinity River on its western side, and it catches the same spring hail and wind that sweep across the north Dallas suburbs every year. Trees planted when the 1970s and 1980s subdivisions were new have grown into large shade canopies that overhang many roofs, dropping limbs in storms and loading gutters with leaves. Summer heat is just as hard on older shingles, drying out seal strips until tabs lift. The problems we find most often are hail bruising, missing shingles on ridges and rakes, soft spots in decking, cracked pipe boots, and gutters pulling away from fascia.
Carrollton's rules differ from most of its neighbors. According to the city's Building Inspection department, a residential roofing permit is required only when the roof decking is replaced; simply tearing off and replacing shingles does not need one. When decking is replaced, the contractor must be registered with the City of Carrollton, the permit is applied for through the CityServe portal, and an inspection is scheduled when the work is done. The city also requires residential roofing to carry at least a Class C fire rating and allows no more than two layers of shingles. Planned communities such as Country Place have homeowners associations with exterior rules, while many older subdivisions have none, so check your deed restrictions.
