Little Elm was a lake town of about 1,250 people in 1990. Then the master-planned subdivisions arrived, and the population passed 25,000 by 2010 and 46,000 by 2020. Most homes here were built from the late 1990s onward in neighborhoods such as Sunset Pointe and Valencia on the Lake, and builder communities like Spiritas Ranch along US 380 are still adding houses. That makes Little Elm's housing younger than most of the Dallas area, but the roofs on its first big wave of 2000s homes are now reaching replacement age. Typical homes are one- and two-story brick and siding builds with architectural shingles on gable and hip roofs, and the two-stories often have lower roofs tucked against tall walls.
