From steep 1920s Tudor gables in Lakewood to postwar ranches in Lake Highlands, Dallas roofs come in every shape and age. We repair, replace and document storm damage, and we handle the city permit when one is required.
Dallas is not one housing market but dozens. Lakewood, the M Streets, Munger Place and Junius Heights are full of 1920s and 1930s Tudors, Craftsman bungalows and Spanish eclectic homes with steep gables, dormers and tight valleys that turn every re-roof into detail work. Lake Highlands, Casa Linda and large parts of northeast Dallas filled in after World War II with brick ranches and low hip roofs, many now on their third or fourth shingle roof. Far North Dallas added two-story production homes in the 1970s and 1980s. Across all of them, the same parts tend to wear out first: original plank decking on the oldest homes, tired chimney flashing, and plumbing boots cracked by years of sun.
North Texas sits in one of the most active hail regions in the country, and Dallas takes its share of spring storms that roll in from the west with hail, straight-line winds and the occasional tornado. Mature canopy is the other half. Live oaks, pecans and cedar elms shade the older neighborhoods around White Rock Lake and in Kessler Park, which keeps attics cooler but drops limbs, packs valleys with leaves and holds moisture on north-facing slopes. Summer heat bakes south and west roof faces the hardest. After a storm season we look for bruised shingles and lost granules, lifted ridge caps, dented vents and gutters, and leaks where branches have rubbed through.
The City of Dallas requires a re-roof permit when large areas or an entire roof are replaced. Minor repairs to roofing or roof vents do not need one, and storm damage that reaches rafters or joists calls for a full building permit instead. We pull the permit as part of the job. Historic areas add a step: in Landmark districts such as Swiss Avenue, Munger Place and Winnetka Heights, exterior work needs a Certificate of Appropriateness, though like-for-like roofing usually qualifies for staff review as routine maintenance. Some conservation districts also limit roof materials, and the Lakewood district has restricted standing seam and other metal roof types. Many older neighborhoods have no mandatory HOA, while newer subdivisions and townhome communities often do.
Dallas requires a re-roof permit for large areas or a full replacement. Minor shingle or vent repairs do not. Structural damage needs a building permit.

Steep, cut-up 1920s and 1930s gables in the older east Dallas neighborhoods; lower hip roofs on postwar brick ranches; two-story production homes farther north.
Spring hail and straight-line wind, plus heavy tree canopy in older areas that drops limbs, clogs valleys and keeps shaded slopes damp.
