We would highly recommend Firewheel Roofing. The experience we had with them was very professional with quality work. The crew was fantastic, respectful of our property and efficient. Top quality for a fair price.
Most Sachse subdivisions went up between the late 1990s and the 2010s, from early Woodbridge phases to Heritage Park. That puts a lot of original builder roofs in Sachse at the age where hail damage and wear start to add up.
Sachse is a young city by housing age. The 2000s were its biggest building decade, with the 2010s close behind, and the city's own screening wall inventory dates subdivisions like Hudson Crossing and the first Woodbridge phases to 1998 and 1999, Jackson Meadows to 2003, Sachse Farms to 2006 and Heritage Park to 2013. Most homes are brick two-stories with steep, cut-up composition shingle roofs: several hips, valleys, dormers and walls where roof meets siding. The first roofs on the earliest phases are well past twenty years old, and builder-grade three-tab or entry architectural shingles from that period are the main thing being replaced now.
Sachse sits in the same hail path as Garland, Wylie and Murphy, and spring storms crossing Collin and northern Dallas counties tend to hit all of them in one evening. Newer subdivisions have fewer mature trees than older Garland streets, so roofs take wind with less shelter, and Woodbridge homes along the golf course and greenbelts are especially open. The repairs we see most here are hail bruising on architectural shingles, wind-lifted shingles near ridges and rakes, and leaks at step flashing where a second-story wall meets a lower roof, which is a common detail on these two-story plans.
Sachse publishes clear re-roof rules. Its Development Services department requires a residential re-roofing permit when the replacement covers more than five squares, all contractors and subcontractors must be registered with the city before work starts, and a final building inspection is required. The city also allows only one overlay of asphalt shingles over an existing asphalt roof. Most of Sachse's master-planned subdivisions from the late 1990s on have an HOA, and many have architectural guidelines covering shingle style and color. Submit your HOA request early, because the city permit and the HOA approval are separate steps and both should be in hand before the old roof comes off.
Sachse requires a re-roofing permit when more than five squares are replaced, registered contractors only, and a final building inspection when work is done.
Most newer Sachse subdivisions have an HOA. Expect to file an architectural request for shingle style and color before work begins.
Steep, complex composition shingle roofs on 1998 to 2010s two-story brick homes, with many valleys, dormers and roof-to-wall flashing points.
Spring hail and high wind, with less tree cover than older suburbs. Homes along golf course and greenbelt edges take the most wind.
