Make Roofs Great Again.The Colony began in 1973, when homebuilder Fox and Jacobs bought about 3,000 acres along State Highway 121 to build a planned town of single-family homes. The first residents arrived in 1974, and by 1980 more than 11,500 people lived here. Those original neighborhoods are mostly modest one-story brick homes with simple gable and hip roofs, and after nearly fifty years most are on their second or third covering. Growth then pushed toward the water, with Northpointe, Ridgepointe and Austin Waters filling in later and The Tribute adding larger golf-course homes along Lewisville Lake. So a roof in The Colony can be an original 1970s deck with decades of patches or a fairly young architectural shingle roof.
The Colony has about 23 miles of Lewisville Lake shoreline, and homes on Stewart Peninsula, in The Tribute and on streets near the water take wind straight off open water with little to slow it down. Spring storms cross Denton County from March through June and can bring hail, heavy rain and straight-line gusts in the same cell. The older sections have mature trees that shade roofs and drop limbs, while newer lakefront areas have fewer trees and more exposure. Summer heat dries out sealant strips on west-facing slopes. The failures we look for here are wind-lifted shingles along rakes and ridges, hail bruising, worn pipe boots on older homes and soft decking where slow leaks went unnoticed.
Since October 1, 2025, the City of The Colony has required a building permit for roof replacement, and the city's guidance says the contractor must obtain it. Any roof replacement or re-cover must meet the currently adopted codes, which for work submitted after July 16, 2025 are the 2024 International codes. If your job is a small repair rather than a replacement, check with the city's Building Inspections office; we pull the permit when one is required. The Tribute and other newer master-planned areas have HOAs with architectural rules, so plan on submitting shingle product and color before work starts. In the older original sections, check whether deed restrictions or an HOA apply before changing materials.
