Its oldest homes in the original sections of Old Highland Park and along Turtle Creek date from the 1910s through the 1940s: Tudors, Spanish Colonial and Mediterranean estates, Georgian and Colonial revivals, and Dilbeck-style cottages. Many carry slate, clay tile or wood-look roofs on steep pitches, with copper valleys, gutters and flashing. A long run of rebuilds has added large new homes beside the originals. On the historic houses, flashing, underlayment and fasteners usually give out well before the slate or tile does.
Highland Park sits on high ground above Turtle Creek, with Exall Lake, Lakeside Park and some of the oldest shade canopy in Dallas County running through it. Those trees are a big part of the Town's character and a big part of its roof wear. Limbs fall in spring storms, leaves and seed pods fill copper valleys and gutters, and shaded slopes along the creek stay damp long enough for moss and algae. Hail that would bruise a shingle can crack slate and clay tile, and careless foot traffic after a storm can break more. The problems we see most are cracked or slipped slates, broken tile, worn valley metal, leaking chimney flashing and gutters overflowing under heavy leaf load.
The Town of Highland Park issues a dedicated reroof permit, and all contractors must be licensed by the State where applicable and registered with the Town, which includes an online general contractor registration that is renewed yearly. Construction, including roofing, is allowed Monday through Saturday from 7 a.m. to 6 p.m., with no work on Sundays or listed holidays. On permitted construction, the Town's residential builder checklist calls for a rafter plan prepared by a professional engineer when the roof is slate or tile. The Town uses the 2024 International Residential Code with local amendments. Most Highland Park streets predate modern HOAs, so the Town's own codes, zoning and any deed restrictions set the rules for most roof work.
