Irving roofs range from 1950s brick ranches near the old townsite to Mediterranean-style homes in Las Colinas and 1980s two-stories in Valley Ranch. We repair, replace and document storm damage, and we file the city roof permit.
Irving grew in layers. The Heritage District around the original townsite still has early 1900s bungalows and Craftsman homes, while the big postwar boom, which pushed the city past 45,000 people by 1960, filled central and south Irving with brick ranches on simple gable and hip roofs. Las Colinas began in the 1970s and brought Mediterranean-style homes, some with tile or tile-look roofs. Valley Ranch followed in the 1980s, and Hackberry Creek built out from the 1980s into the 2000s with traditional brick and larger custom estates. Today the ranches are on aging second or third roofs, and many 1980s and 1990s homes in the master-planned areas are reaching the end of their first replacement.
Irving sits on the western edge of Dallas County, beside DFW Airport and along the Elm Fork of the Trinity River, and much of the city is open ground where wind has a long run before it reaches a roofline. Spring storms tracking east from Tarrant County bring hail and gusts, and two-story homes in newer subdivisions with young trees take the full force. Older central Irving has more mature shade, which brings fallen limbs and clogged gutters instead. Long summers bake shingles on south and west slopes. The common failures we see here are wind-lifted shingles along rakes and ridges, hail-bruised shingles, cracked tile, and leaks where roofs meet stucco or stone walls.
The City of Irving requires a roof permit for any roofing or re-roofing over one square, which is 100 square feet. That means most repairs beyond a small patch, and every full replacement, need a permit. Applications, fees and inspections run through the city's online MGO Connect portal, and residential roofs are built to the 2021 International Residential Code. We file the permit and schedule the inspection for you. Las Colinas and Valley Ranch are deed-restricted, master-planned communities with associations, and Hackberry Creek is a gated community with its own HOA, so shingle color or material changes there usually need architectural approval first. Most older neighborhoods in central and south Irving have no mandatory HOA.

Las Colinas, Valley Ranch and Hackberry Creek have active associations, so material and color changes generally need architectural approval before the job is scheduled.
Postwar brick ranches in central and south Irving, Mediterranean-style homes with tile or tile-look roofs in Las Colinas, and 1980s two-stories in Valley Ranch.
Open ground near DFW Airport and the Trinity River lets wind build up. Spring hail is common, and young trees in newer areas offer little shelter.

Because Irving's permit threshold is just 100 square feet and its master-planned areas have association review, roof work here needs paperwork done right, whether it is a wind repair, a tile fix or a full replacement.
