Fairview stayed a small rural town for decades, with fewer than 1,600 residents in 1990. It then more than doubled between 2000 and 2010 and passed 10,000 people by 2020. Most of the town is large homes on lots of an acre or more, many on septic, ranging from older ranch houses on two- and three-acre tracts to newer custom builds in Oakwood Estates, Tranquility Farms and Sloan Creek Estates. On the west side, Heritage Ranch added about 1,100 single-family and attached homes for buyers 55 and older between 2000 and 2007, so many of those roofs are now reaching the age of a first replacement. Custom homes here often carry steep, many-faceted roofs with long valleys and tall gables.

Fairview sits near the middle of Collin County, in the path of the spring storms that cross North Texas from March through June and can bring hail and straight-line wind together. Big lots do not mean open sky here. The town is known for mature trees and rolling ground, and it borders the Heard Natural Science Museum and Wildlife Sanctuary, so plenty of roofs sit under oak canopies that drop limbs, shade valleys and fill gutters. Long ridgelines and tall gables on larger homes catch wind, and summer heat bakes south and west slopes. The usual problems are bruised shingles after hail, wind-lifted ridge caps, clogged valleys and flashing leaks around chimneys and dormers.

The Town of Fairview requires a building permit for every residential re-roof, not only large ones. Its re-roof packet calls for removing all existing layers down to the deck, so new shingles cannot go over old ones. Not before someone looks. Walk your property first and note dents in gutters, downspouts, mailbox, outdoor AC fins and patio furniture, which suggest the roof was hit too.
