Roofing for McKinney homeowners, from century-old houses in the historic district to Stonebridge Ranch, Craig Ranch and the newer streets north of US 380. Hail repair, full replacement, city permits and HOA approvals handled start to finish.
McKinney has two very different housing stories. Around the historic courthouse square, the Historic Overlay District holds homes from the late 1800s and early 1900s with steep gables, porches and decking that has seen several roofs. Then the city boomed: about 21,000 residents in 1990 grew to roughly 195,000 by 2020. Stonebridge Ranch and Eldorado filled in from the 1990s on, Craig Ranch, Tucker Hill and Adriatica Village followed, and Trinity Falls is still building out in the north. Roofs on homes from the 1990s and early 2000s are now reaching the age where a second full replacement is due, usually architectural shingles on medium to steep hip roofs.
McKinney sits in the heart of the North Texas hail belt, and spring storms that build over open land to the west and north can hit the city hard between March and June. Newer subdivisions on former farmland in north and west McKinney have few mature trees, so roofs there take full wind and full summer sun, and shingles on west-facing slopes age first. The historic district has the opposite problem: big old shade trees that drop limbs and leaves into valleys and gutters. Typical failures are hail-bruised shingles, lifted tabs and ridge caps after wind, worn pipe boots and leaks around old chimneys on downtown homes.
McKinney requires a building permit for every roofing project, built to the 2021 International Residential Code, and the permit must be posted where it is visible from the street. The city's roof packet calls for drip edge on asphalt shingle roofs, replacement of damaged vents and flashing, and tear-off of existing layers when there is water damage or already two layers. The final inspection checks shingle and flashing installation, re-attached plumbing and gas vents, and debris cleanup. In the Historic Overlay District, a Certificate of Appropriateness is needed for changes in materials visible from the street. Master-planned communities such as Stonebridge Ranch and Craig Ranch have their own architectural review for color and material.
McKinney requires a permit for all roofing projects, posted visibly from the street, with drip edge required on asphalt shingle roofs.
Stonebridge Ranch, Craig Ranch and other master-planned communities review color and material. Historic district homes need a Certificate of Appropriateness for material changes.
Architectural shingles on 1990s to 2010s hip roofs, plus steep gables and older decking on historic homes near the downtown square.
Spring hail is the big one. Newer north and west subdivisions have little tree cover, so roofs there take full wind and sun.
