Wylie knows hail better than most towns. After the April 2016 storm, a large share of the city got new roofs at once, and many of those replacements, plus the original roofs in newer subdivisions, are now ten years into their life.

About two in five homes were built in the 2000s, and close to three in ten in the 2010s, so most streets are full of brick two-stories with steep composition shingle roofs. Subdivisions like Woodbridge, Birmingham Farms, Bozman Farm Estates, Sage Creek, Kreymer Estates and Wooded Creek are typical. Older homes near downtown and along the original town grid are a small slice of the market. The challenge now is a city full of roofs that are close in age, many replaced in the same year, and all wearing at about the same rate.
On April 11, 2016, a supercell thunderstorm reached peak strength as it moved into Collin County and dropped very large hail on Wylie. The National Weather Service later reported that most homes in the city were affected, and Wylie ISD closed schools the next day. That storm is the reason so many Wylie roofs, gutters and fences are the same age. Beyond that one event, Wylie sits between Lavon Lake and Lake Ray Hubbard in a regular spring hail path, with open farmland to the north and east letting wind build. Common problems here are hail bruising, wind-lifted shingles on newer homes with little tree cover, and dented gutters and downspouts.
Wylie's Building Inspection department lists roofing on its residential permit application, and full replacements are generally permitted work. Repair thresholds and fees can change, so check with the city's building inspection office; we pull the permit when one is required. Most Wylie subdivisions built since the 1990s have an HOA, and many have architectural committees that review shingle color and type. Deed restrictions may also cover work hours or dumpsters in driveways, so read yours. If you are planning a replacement, ask your HOA for its current roofing guidelines and approved color list before you pick a shingle, and leave time for the committee to review it.
