Roof repair and replacement across Mesquite, from the 1960s and 1970s ranch houses around Broadmoor Estates and Edgemont Park to newer two-stories in Creek Crossing and Solterra. Hail inspections, insurance claim help and city re-roof permits handled.
Mesquite went from fewer than 2,000 residents in 1950 to more than 55,000 by 1970, then roughly doubled again by 2000, so most of its homes come from those postwar decades. Older areas near the center of town, such as Broadmoor Estates, Edgemont Park and Eastern Heights, are dominated by single-story brick ranch houses with low to moderate gable and hip roofs. Creek Crossing filled in later with larger homes, and the Solterra master-planned community near I-20 is still adding new houses today. On the older streets, many homes are on their third roof or later, and original decking, flashing and attic ventilation are often due for attention at the same time as the shingles.
Mesquite sits at the southern end of Tornado Alley, and the spring storms that cross eastern Dallas County bring hail, straight-line wind and the occasional tornado warning. Low-slope ranch roofs shed water more slowly, so worn shingles and lifted tabs on those homes tend to show up as leaks sooner than on steeper roofs. The older neighborhoods have big shade trees that rub shingles, drop limbs in wind and fill gutters every fall. Summer heat above 100 degrees cooks south- and west-facing slopes. What we see fail most here: granule loss after hail, cracked pipe boots, rusted valley metal and soft decking around chimneys and at the eaves.
The City of Mesquite lists a residential re-roof permit in its building fee schedule, and the city requires a contractor to hold a professional license registered with Building Inspection before a permit can be issued. We pull the permit and schedule the inspection, but for anything beyond a standard tear-off, check with the city's building inspection office at City Hall on Galloway Avenue. Most of Mesquite's 1960s to 1980s neighborhoods have no mandatory homeowners association, so material and color choices are usually up to you. Newer communities are different: Solterra has a mandatory HOA, and owners there should confirm the association's exterior guidelines before ordering shingles.
Mesquite's residential fee schedule includes a re-roof permit, and contractors must register a professional license with the city before a permit is issued.
Most older Mesquite neighborhoods have no mandatory HOA. Newer master-planned areas such as Solterra do, so check exterior guidelines before choosing shingles.
Single-story brick ranch homes with low to moderate pitch gable and hip roofs, many of them now on their third replacement or later.
Spring hail and straight-line wind are the main threats, with mature trees in older neighborhoods adding limb damage and clogged gutters.
