Garland is our home base. Much of the city was built in the 1960s through the 1980s, so many roofs here are on their second or third layer of shingles and due for a full tear-off and new decking review.
Garland is one of the older suburbs on the east side of Dallas County. The 1970s were its biggest building decade, with the 1960s and 1980s close behind, so the typical house is a one-story brick ranch with a low to moderate hip or gable roof. Neighborhoods like Club Hill, Eastern Hills, Spring Park, Camelot and Oakridge are full of these homes. Firewheel, in the north, came later, with principal development starting in the late 1990s and taller two-story roofs. What is aging out now is the original decking and flashing on the older ranches, plus the first replacement roofs that went on twenty-plus years ago over them.
Garland sits in the middle of the North Texas hail corridor, and spring storms that roll across Lake Ray Hubbard and the east side of the city are a regular part of life here. The southeast side also knows what serious wind can do, after the EF4 tornado that struck in 2015. On a mature lot with big pecans, elms and oaks, the common failures we see are wind-lifted tabs, granule loss from hail, clogged valleys from leaf drop, and rotted fascia where gutters overflow. Long stretches of 100-degree summer days also bake low-slope ranch roofs and shorten shingle life on south and west faces.
The City of Garland treats re-roofing as permitted work and keeps a dedicated re-roofing page through its Building Inspection department on Fifth Street downtown. Small patch repairs are usually treated differently from a full replacement, so check with the city's building inspection office; we pull the permit when one is required. HOAs are mixed. Many of the older neighborhoods were built without a mandatory association, while newer subdivisions around Firewheel are more likely to have one with architectural rules on shingle color and style. If you are in an HOA, get the architectural approval in writing before the tear-off date so the crew is not held up.
Garland's Building Inspection department handles re-roof permits and inspections. We confirm what your job needs and pull the permit when one is required.
Many older Garland neighborhoods have no mandatory HOA. Newer subdivisions near Firewheel often do, with rules on shingle color and roof material.
Low to moderate pitch hip and gable roofs on 1960s to 1980s brick ranches, plus steeper two-story roofs on Firewheel-era homes from the late 1990s on.
Spring hail and straight-line wind are the main threats, with mature trees adding limb damage, clogged valleys and overflowing gutters after heavy storms.

In Garland the work is usually about age as much as storms. Older ranch roofs need decking checked, ventilation corrected and layers removed, while newer Firewheel homes mostly need hail inspections, claim help and gutter work.
