Large master-planned subdivisions such as Woodcreek and Williamsburg make up most of the housing, with newer sections like Monterra and Edgewater still being built. The typical Fate home is a one- or two-story brick house with stone or siding accents with a hip or gable roof and builder-grade architectural shingles. The earliest Woodcreek and Williamsburg phases are now old enough that original roofs are wearing out, and many have already been through at least one hail claim, so first full replacements are becoming common.
Fate sits in the middle of Rockwall County on open prairie east of Lake Ray Hubbard, and most of its subdivisions were built on former farmland with young trees and few windbreaks. Spring storms moving along the I-30 corridor bring hail and straight-line wind that hit these roofs with nothing in the way. Wind-creased shingles on west- and south-facing slopes, lost ridge caps and hail bruising are the most common damage we see. Two-story homes with steep front gables catch more wind and are harder to inspect from the ground. Full sun all summer also speeds up wear on shingles and the rubber boots around vent pipes.
Fate's building inspection department handles permits from City Hall at 1900 CD Boren Parkway and builds to the 2018 International Residential Code. The city requires contractors on permitted work to be registered with Fate before a permit is released. Re-roof permit requirements are set by the city, so check with the building inspection office for the current rules; we pull the permit when one is required. Homeowners associations are close to universal in Fate. Woodcreek and Williamsburg both have HOAs with community amenities, and most Fate associations require architectural approval before you change roof material or color, so plan for that step before scheduling a replacement.
